Our first speaker of the evening was Huw Gronow. Huw is involved in all aspects of work preparing prosecution
investigations working on cases of vacant properties, HMO Licensing, Asylum seeker cases, the
landlord open day as well as the routine handling of complaints.

We had an interesting summary from Huw on the not so well-known-aspects of the Housing (Wales) Act 2014, including:

  • Using the enforcement powers under Part 1.
  • The power to charge for notices, etc.
  • Offences relating to the provision of information.
  • Rent Repayment orders.
  • Management Orders.
  • Powers of entry.
  • Definitions of the landlord, manager, HMO, etc.
  • Works in default.

Sean discussed if “incorporating” is suitable/viable for a landlords circumstances and how Inheritance Tax can be reduced.
